 The Lyndon Township Planning Commission will hold a virtual  public hearing on Tuesday, February 23, 2021 at 7:00 PM on the Zoom meeting platform see link to the Zoom Meeting below.  The application requests amendments to the special use permit (SUP21-001) and site plan (SPA21-001) at 7665 Werkner Road (TIDE-05-36-100-008)  to allow church based retreats with overnight stays and the addition of six buildings in total, with five of these comprising four-units and one comprising three units and a room for laundry facilities that will serve the subject site.

2021 MARCH BOARD OF REVIEW PUBLIC NOTICE

 

Notice is hereby given to all residents of the TOWNSHIP OF LYNDON that all persons protesting their property assessment must complete a petition prior to appearing before the Board of Review.  Petition forms are available at www.twp-lyndon.org

Please contact the Assessor’s office to make your appointment prior to the hearings.  All petition hearings are by appointment only.   Petitioners are allowed 10 minutes to present their position.   All March Board of Review appointments will be by “ZOOM” meeting or telephone conference call.  Lyndon Township will schedule all necessary appointments.  

Petitioner may also submit a letter of petition, and all letters will be fully considered as a formal petition.  Letters/petitions and all evidence must be submitted prior to 10:00 am, March 18, 2021 to the Township office at 17751 N. Territorial Rd., Chelsea, MI 48118.

The schedule for March Board of Review hearing appointments is as follows:

 Tuesday, March 9, 9:00 am to 5:00 pm

 Thursday, March 18, 1:00 pm to 8:00 pm 

 ALL PETITION HEARINGS ARE BY APPOINTMENT ONLY AND REQUIRE 24 HOURS ADVANCE NOTICE.

NOTICE OF ADOPTION

 Notice is hereby given that the Township Board for Lyndon Township, Washtenaw County, Michigan adopted amendments to the Private Road Ordinance at a regular meeting held on November 10, 2020.  Summary of the amendments are below. Underlined words where added and Strikeout word were removed.

             SECTION V.  GENERAL REQUIREMENTS

            - Item 1 revision to the existing wording as shown below:

“All lots must  that abut a public road or private road must do so for an uninterrupted distance equal to the minimum lot width specified for the district in which it is located.”   

-Item 2, addition of this item shown below:

Lots that do not abut a public road or private road and are to be accessed by way of an exclusive access easement or shared residential driveway must meet all applicable standards of this Ordinance.”

SECTION IX.  EXECLUSIVE ACCESS EASEMENT FOR ONE SINGLE FAMILY RESIDENCE

            -Item 2 addition of this item shown below:

“Parcels fronting on a public road or private street must be accessed by way of that public road or private street.  They may not obtain an exclusive access easement from another parcel.”

            -Item 3 (b) addition of this sub item shown below:

“An access easement may only  be granted allowing access to a public street or private road.  It may not be granted allowing access to a shared residential driveway.”

(c) revision to the existing wording shown below: 

“Since the An Exclusive Access Easement shall serve only one single family residence, therefore, no specific width or thickness standards of the road are required. However, those providing this type of access must conform to the intent of the Ordinance with their proposed construction and must provide assured safe and continuous access for the residents, police, fire, and other emergency vehicles.”

SECTION X.  SHARED RESIDENTIAL DRIVEWAYS

-Item 2 (a)addition of this sub item shown below:

            “No parcel or lot may contain more than one shared residential driveway.”

 The above mentioned revisions and additions to the regulations in the Private Road Ordinance are intended to comply with the regulations in the Zoning Ordinance, Section 3.04 Street Access and the regulations of the Land Division and Transfer Ordinance. These regulations will allow one or two divisions to properties that are either access with an exclusive easement or a shared driveway without requiring frontage on a private or public street as long as all other regulations can be met.

 A copy of the full text of the amended Private Road Ordinance may be inspected or purchased at the Township Offices (17751 N. Territorial Road, Chelsea, MI 48118). The new Private Road Amendments will also be posted on the Township’s website at

http://www.twp-lyndon.org/about_us/public_notices.php. The adopted amendments shall become effective thirty (30) days after the notice is published.

NOTICE OF ADOPTION 

 

Notice is hereby given that the Township Board for Lyndon Township, Washtenaw County, Michigan adopted an amendment to the Restated Land Division and Transfer Ordinance, Section VII:   Standards for Approval of Land Divisions, at a regular meeting held on November 10, 2020.  Summary of the amendments are below.   Amendment added Item B to Section VII.

 Section VII:  Standards for Approval and Land Divisions

                 A proposed land division shall be approved if the following criteria are met:

 All the parcels to be created by the proposed land division(s) fully comply with the applicable lot (parcel), yard and area requirements of the applicable zoning ordinance, including, but not limited to, minimum lot (parcel) frontage/width, minimum road frontage, minimum lot (parcel) area, minimum lot width to depth ration, and maximum lot (parcel) coverage and minimum setbacks for existing  buildings/structures.

  1. Lots or parcels zoned for residential purposes may be split in such a way where the resulting parcel does not adjoin a public street or private road so long as they meet the following requirements:
    1. The resulting lot or parcel shall be given access to the public street or private road by way of an exclusive access easement or shared residential driveway.  All lots or parcels shall be in compliance with the Zoning Ordinance for said residential district.
    2. An exclusive access easement may only be granted from the parent lot or parcel to the resulting lot or parcel. 
    3. A shared residential driveway or exclusive access easement may not be used if both parcels adjoin the same public or private street.
  2. The proposed land division(s) comply with all requirements of the State Land Division Act and this Ordinance.
  3. Proof of approval by the Washtenaw County Road Commission or Michigan Department of Transportation of a driveway permit or new road permit for each lot to be created by the proposed land division.
  4. Proof of a wetland permit issued by MDEQ or Washtenaw County shall be provided for any proposed land division that involves, uses, includes, or impacts a regulated wetland or for any regulated wetlands activity.
  5. The ratio of depth to width of any parcel created by the division does not exceed a four to one ratio exclusive of access roads, easements, or non-buildable parcels created under Section VIII of this Ordinance and parcels added to contiguous parcels that result in all involved parcels complying with said ratio.
  6. All parcels created by a land division shall comply with a minimum road frontage, approvals, design, length, and construction standards of the Township Road Ordinance.

 A copy of the full text of the amended Restated Land Division and Transfer Ordinance may be inspected or purchased at the Township Offices (17751 N. Territorial Road, Chelsea, MI 48118). The Amendments will also be posted on the Township’s website at http://www.twp-lyndon.org/about_us/public_notices.php. Lyndon Township will be accepting bids for the excess material from the Broadband project.  Anyone interested can download the current inventory spreadsheet for review and bidding. View/Print or download inventory spreadsheet.

Notice is hereby given that the Township Board for Lyndon Township, Washtenaw County, Michigan adopted amendments to Chapter 3, Sections 3.04; at a regular meeting held on November 10, 2020. Summaries of the amendments are below.

 Chapter 3 General Provisions

Section 3.04 Street Access has been amendment as follows:

  1. A.      In any district, every use, building or structure shall be upon a lot or parcel of land adjoining a public street or private road, or have access to a public street or private road by means of an exclusive access easement or shared residential driveway.
  2. B.      Private roads shall be established, constructed, and maintained as approved by the Lyndon Township Board under the terms and provisions of the Lyndon Township Private Road Ordinance.
  3. C.       Exclusive access easements and shared residential driveways must meet all applicable standards of the Township’s Private Roads Ordinance including Section IX. Exclusive Access Easement for One Single Family Residence and Section X. Shared Residential Driveways.

 A copy of the full text of the new Zoning Ordinance may be inspected or purchased at the Township Offices (17751 N. Territorial Road, Chelsea, MI 48118). The new Zoning Ordinance Amendments will also be posted on the Township’s website at

http://www.twp-lyndon.org/about_us/public_notices.php . The adopted amendment shall become effective 7 days after the notice is published, unless referendum procedures are initiated under MCL 125.3402 within seven (7) days after publication of this notice of adoption. If referendum procedures are initiated, the ordinance shall take effect in accordance with MCL 125.3402.

Nixle upgraded to Everbridge 

  

Washtenaw County Keeps Citizens Safe and Informed with Everbridge Resident Alerts
Residents and Businesses Can Sign Up to Receive Critical Communications and Emergency Alerts

Washtenaw County has upgraded their current Nixle program to the Everbridge Alert system to communicate with citizens and businesses during emergencies and other critical events. Residents are encouraged to register immediately to receive these alerts at www.washtenaw.org/alerts.
 
If you are a current user of the Washtenaw County Sheriff’s Office Nixle program to receive emergency alerts, you will need to create a new account in the Everbridge portal (link above) to confirm what notifications you would like to receive and how you receive them.
 
Washtenaw County will use the Everbridge emergency notification system to alert residents about a variety of events, ranging from severe weather, hazardous materials incidents, floods and other emergencies, to more routine announcements, such as road closures and other public safety messages.  Messages will be sent to residents on their preferred contact method including cell phone, SMS, home phone, email, fax, pager and more—to ensure real-time access to potentially lifesaving information.
 
“We are committed to ensure public safety, community awareness and emergency response for the residents and businesses in Washtenaw County,” said David Halteman, Director of the Washtenaw County Sheriff’s Office, Emergency Services Division. “The Everbridge emergency notification system allows the County to disseminate this information across all types of devices, ensuring residents have access to real-time public information when they need it the most.”
